13 Foreclosed Lakewood Properties Still Up for Bid in February

One property has already sold this month.

There are 13 foreclosed properties in Lakewood that are going to sheriff’s sale later this month, according to the Cuyahoga County Sheriff’s Office website.  One property was already sold on Feb. 4 for $74,750, and another that was up for bid on that date was not marked as sold. There were 17 properties sold in January. Another five were withdrawn and one was not sold because of a lack of bids. During that same time, there were more than 3,800 properties sold or transferred across the county.  You can use the searchable database above to find out which homes sold in Lakewood last month—and how much they sold for. Selling Short: Avoiding Foreclosure the Hard Way

Although it's not common in the Greater Cleveland area, short selling is often resorted to when home values fall and homeowners find themselves owing more than their property is worth.

Avoiding foreclosure is a good thing, right? The mortgage-holders save money; the homeowner saves face and maybe even some credit rating points; and the neighborhood escapes the stigma that foreclosure brings. The Obama administration has even encouraged lenders to avoid foreclosing on financially distressed homeowners by allowing short sales – meaning the lender accepts less for a property than the borrower owes. Lenders haven’t exactly jumped in with both feet, as the numbers show. From July through September 2011, foreclosures in Cuyahoga, Lake, Lorain, Medina, Ashtabula, Geauga and Summit counties outnumbered short sales about 24 to 1. Northeast Ohio Real Estate Market Improves

It's still a buyers' market, but there are good signs.

When “For Sale” signs sprout like toadstools in front yards, prices fall and buyers rejoice. Today, 4 ½ years after skyrocketing foreclosure rates pierced the housing bubble, Northeast Ohio buyers are still rejoicing. “Buyers are getting reasonable prices and if they’ve been protecting their credit, they’re getting very reasonable interest rates,” said Carl DeMusz, CEO of the Northern Ohio Regional Multiple Listing Service. But he’s parsed the statistics and foresees a more balanced market for sellers and buyers next year.
