Zappitelli’s on Madison Closing at the End of the Year
Owner says that parking — and the neighbors — have been a problem.
The pizza shop that won Best Pizza in Lakewood in its first year of business is shutting its doors at the end of the year.
Adam Carroll, the owner of Zappitelli’s on Madison, says that parking at the business has been an issue.
Complaints from the neighbors over parking haven’t helped either.
“We’re in Lakewood, there’s not much parking and I have 15 employees,” he said, noting the meters’ 15-minutes-for-free button has been removed.
In addition, there’s not enough room for dine-in patrons, and the business has been cited for allowing customers to eat there, Carroll said.
“(The neighbors) are doing everything in their power to get rid of us,” he said. “There’s nothing else I can do to make them happy. I have told the delivery drivers not to park next to the building, so they don’t.”
Carroll said the business will close at the end of the year, but he said would use the next few months to search out another location in Lakewood.
“We’re not giving up on this community,” he said. “I will be back in Lakewood. It won’t be Zappitelli’s, but we’ll be back. I want to serve food in Lakewood at a good price. I am just looking for a good space to move into.”
Carroll said he’s enjoyed serving the community — pointing out that he’s given more money back to the community than he’s personally earned in the venture.
“Everyone loves Zappitelli’s,” he said, adding that sales have held steady. “The summer has been tough, but we’re gearing up for a busy fall.”
The store, at 14201 Madison Avenue, opened its doors in November.
Several pizza joints have tried their luck at the location in recent years — most recently Rosaria’s Pizza.

This is unfortunate. Parking is a problem for businesses in this area, but I often went to Zapps *instead* of Angelo's because I *could* find parking. Parking at Angelo's is a circus.

Since lack of parking is such an oft-cited reason that businesses in Lakewood close, why isn't more done to remedy the problem? If the parking issue isn't adequately addressed, no business will consider a Lakewood location if they know their efforts will be so short-lived.

While the point is well founded, what can the City honestly do for that specific location?
Living two blocks from there, there are no options sans tearing out a building or forcing a property owner to allow after hours parking.

This is what makes Lakewood pathetic......case in point.....the old CVS on detroit could easily have been bought by the city and they could have put in a munincipal parking lot with some nice green space....this would draw more people to our "downtown" area...doesnt do anything for this business, i know, but it could have been a real good start.......

When you say "The City should buy" you're talking about taxpayer money. In my opinion we need to make sure the decision makers focus on top priorities. The City of Lakewood has not been flush with cash for some time. When a business makes a decision to locate somewhere they need to assess needed parking. Moving somewhere and then expecting someone else to fix your problem is a strange business model.

@Pat Ballasch: I agree that parking needs to be factored in when deciding on a location. However, if any city wants to attract business, there needs to be a plan to make the location likely to succeed.
I know money is tight, and I know the city struggles to meet budgets. Attracting businesses by providing the amenities necessary for success means that the businesse will stay and prosper. Ultimately, the city will benefit.

I think acquiring a few buildings to make room for parking lots...with green space... is the solution. SOMETHING will have to be sacrificed in order to draw businesses to the area. There are certainly enough vacant storefronts whose footprints would allow for pockets of parking scattered around the Detroit and Madison businesses.

The first time I met Adam at Zappitelli's Lakewood was on a Monday when the store was closed. He saw my daughters and me lurking around the front door, peering through the window. He was in doing inventory and he invited us in and offered
to fix us a pizza. We asked him to fix us what he liked and he fixed us that as well as a typical pizza (just in case). Adam is the kind of person that represents what makes Lakewood so special and unique. So if you haven't visited, please do so before it is too late!

What about near the Quaker Steak place on Detroit? Would it be cheap enough to be viable as they have 1 or 2 places vacant (Dots I believe and the Asian place). That would give Zappetellis a downtown presence as well as plenty of parking.

Maybe, just maybe there are too many pizza shops in Lakewood, or, neighbors really don't understand that the parking space in front of their homes do not, I repeat, do not belong to them. I ahve a business close to me that takes up half the street parking 4-5 days a week. Yes sometimes I get mad about it, but take a deep breath and realise "it is what it is", But I would not think of running them out of town on a rail when it is not their fault that the planning commision or buildind dept. allowed them to operate there knowing full well they did not have enought parking on-site. Now, who's fault is it, them or the CITY that ok'd it. Sometimes you need to say NO before they move in.

I agree with you that people do not own the the parking space in front of their homes. Anyone who has lived in Lakewood knows that parking is an issue almost everywhere in the city. You chose to live to in one of the most densely populated cities east of the Mississippi, so get over it. If you don't like to look at cars parked on the street, move out to Westlake or some other upscale burb and miss all the other wonderful things lakewood has to offer.

Zappitelli's closing represents how tough it is for ANY business the 1st year to meet the bottom line. I was wondering if Zappitelli's had a plan for customer parking in their pre-opening/development/business plan. Surely, that had to be considered in start-up thinking, and a solution created/figured out before they opened their doors. Especially in Lakewood's urban/inner city environment - where lack of parking is just a reality of daily living. What was the pre-opening plan for parking? Also, what pre-marketing did Zappitelli's do to create an introduction/ positive PR buzz about this business to the neighhood before it opened? Did they go door-to-door and leave invitational flyers announcing the opening? Did they create events for the community's kids, family night, school night, late snack night, mom and dad night off , etc.? And since opening, how did Zappitelli's adjust/revise its pre-opening BP strategies for success - fine tuning for unanticipated/unplanned impacts on business ? Opening a restaurant is most difficult, and a LOT of community building has to take place before and after. Again, sad to hear another small business is closing, but hopefully, in their next endeavor, a contingency plan for unintended outcomes that could impact your bottom line will be in place before they get the bank loan. With some detailed pre-opening research/neighborhood PR, meeting community/customer's needs, and providing a quality product, success will come the second time around.

How about relocating over to Grace and Detroit by the new Drug Mart? That would help create a small mix of both corporate business and Ma and Pa Shops? And I think that area is going to start to turn around soon. Or another great location would be near the new Helvetica Coffee Shop opening at 117 and Detroit. Also, a super area is by Giant Eagle/Szechuan Garden on Detroit = lots of RTA, foot and car traffic - would be great location for business all day and night. Recently KB Confections opened nearby, and they plan on expanding too. Think location, location, location for your next business.

@ Bill "Where the heck do you live M-F that you didn't know this?" I live down the street from Peter! We have been aware of Red Rooster's fate for some time as we shopped there until it shuttered. Don't think the facility is big enough for a dine-in pizza parlor and it would be overshadowed by the Drug Mart facade going up across the way. There also can't be more than 10-15 parking spaces there now.

Don't know where you would put an outdoor patio without giving up needed parking. And, let's not forget GSM students hanging out in your parking lot after school...could increase business, but then again become a nuisance.

How Zappitelli's is run is why it's going under.... I've called there a few times and they don't have delivery no reason just "no we don't have delivery today"... also the place is dirty and the service is horrible/slow and they are no Angelo's or Dewey's... you can actually enjoy your meal at those restaurants without being hot and having flies all over you and the price is about the same if not cheaper... I'm not surprised they are closing and I would not like to see them back either they just aren't cut out for business!!!

Sorry to see them leaving. Despite what the other comments have been, I love their pizza, especially Italian Specialty. I also like how friendly they were and of the 8 or 9 times I was in, it was never dirty. As far as the pricing, it is the same as Angelo's, maybe a little less, but more than Little Ceasar's and Giorgio's, but much better pizza. Also drove past La Bella's Cupcakes on Madison, and it is closed. Sullivan's just closed, and a Variety store on Madison has a going out of business sign on its window. It appears either Lakewood, the economy, or both are killing small business. Anytime a business closes, it is sad. Fifteen people now are out of a job. I think I had better hit KB's Bakery before it closes!

hi - how about relocating by/at 117th and detroit. lots of empty storefronts there and lots of foot traffic all hours of the day, rta bus stops, cvs, etc. great location and lacking a nice takeout pizza place. right next to charter one bank would be great.
and if you did pizza by the slice takeout, i think you would be a huge hit, especially at lunch and nighttime.

Zappitelli's isn't closing because there of a lack of parking, but we are closing because a neighbor complains that we take up all of the street parking (which is not true) so much that the police are being called on a regular basis. I understand, as I always have of Lakewood, that parking is an issue but walking an extra block is really not that big of a deal for myself or the majority of my customers. We are closing because of the harassment from the neighbor and the lack of assistance from city officials.

Ok, I am sorry to see the store close, but I am also surprised by the part of the article that stated "15-minutes-for-free button has been removed" when did that happen? Why did that happen? I think Lakewood is trying to make it impossible for anyone to park anywhere without getting theirs. Are they going to start charging on Sat also? In regards to the "15 minute free" button, only a few meters in select areas have had that removed. I work in downtown Lakewood and all ours still have our free 15 minutes. Some of our meters, however, changed from a 2 hour time limit to only an hour and a half. I don't know why Lakewood is beginning to enforce more strict parking policies but it may have something to do with the incredibly high volume of foot traffic and cyclists in this town specifically. I have myself often felt there is much too limited space and time frame for anyone to park in Lakewood, but my life has changed since I started riding a bicycle. I understand as a busy mom you can't run errands on a bicycle, but the larger places where you would need a vehicle (Such as Target, Giant Eagle, and even the Marcs plaza to name only a few) provide enough parking. Lakewood is the smallest "big town" it is more often appropriate to refer to it as "Little Downtown" than anything else. What the community needs is more people being understanding and being slightly less lazy to walk a block or two.

Yepper, the 15 minute for free parking was removed because the city didn't know what else to do to respond to the continuous complaints about parking at a meter that expired. Ours is the ONLY corner in Lakewood (to my knowledge) that has had the free parking removed, this will not affect any other street, or time for the free parking. Zapps has paid the dues, paid for parking and we'll now try to get that reversed. Hopefully we could resolve this by next week - just have to find the right department.

Thanks Bill - WOW John, that's pretty angry stuff there. I'm Adam's mom, so of course I'm going to take things a little more personal than Adam does - that's why I'm responding and he's probably not even thinking about it! Rather funny about the "haven't invested a dime in the storefront" how about replacing the windows that were full of BB holes (hardly an inexpensive move), the plants, the pictures, the paint - all for a restaurant that does NOT promote dine in eating. I'm also needing to comment on the unclean remark - we constantly clean, sweep, mop- Adam is certified in Serve Safe, AND the County Inspector has noted that it's a pleasure doing his UNSCHEDULED inspections because we CONTINOUSLY are violation free. Rest assured John, Zappitelli's is very clean & a safe place to eat! We're not BLAMING the neighbors or the parking for our leaving - it's just time to go. We're staying as long as we can-but we need a bigger place, where we can have dine in customers and we are in a friendlier environment (We are going to miss TOMMY'S PASTRIES!) and we are diligently looking for that place to be in Lakewood. I'm going to have to agree with Bill, you must be part of the unhappy neighbors. I am so proud of what Adam has accomplished in less than a year - a fantastic product, a wonderful following of people that believe in him, a true concern for the community, and continued success with his unbelievable culinary creativity! Way to go Adam, you've done an awesome job!

Dear Lord, let's just stop this painful banter. Fact - Customers love to order Zappitelli's because it is a wonderful place to order food, with high quality product and people that care to serve it. Another Fact - some people just don't care for it. Enough said.
