The proposal to build 17 upscale, eco-friendly townhomes along the Rocky River has slightly changed, but the project hasn’t lost any of its momentum.

In fact, there are only five units still available at Clifton Pointe and construction is well under way.

The city’s architectural board of review OK’d plans recently that allow the townhomes to be built 10 feet closer to Sloane Subway than originally proposed.

“I am really happy for your success,” ABR board member Carl Orban told the Clifton Pointe developers last month. “This is not a tough decision at all.”

Developers said they needed the modification to accommodate the demand for larger units. 

Justin Campbell, a Clifton Pointe developer and partner, said a group of the units went from 1,700 square feet per unit to almost 2,300 square feet.

The smaller units will start at $350,000.

“People want a larger size,” Campbell said. “With these views of the river and the lake, it’s a nice upgrade.”

Developers haven’t wasted any time getting the $15 million project under way.

Three homes on Sloane Avenue standing in the way were demolished within days in June.

Foundations of the buildings are now in place.

Campbell said the first phase of the project will be “move-in ready” by April 2013, and the rest of the development will be completed just a few months after that. 

“The buyers are excited to see their place being built,” he said. “Everyone in this community has been very supportive.”
